Before you counter, a form-level read of the agreement: what's weak, what's ambiguous, and what the other side is likely to push back on. Marked up and back to you.
Deadlines and compliance
Contingency periods, inspection windows and delivery dates tracked against the contract, with the file checked for the signatures and disclosures your broker will ask for.

Run by someone who's closed hundreds of them
Cameron Smith is a licensed California real estate agent who has personally coordinated hundreds of residential transactions. Most of that work has been as the closing manager inside a production team, which is a different job from coordinating files one at a time. It means catching the problem in week one rather than the week before closing.
Agents come to us because outside coordinators tend to be reactive. They file what you send them and tell you what already went wrong. We'd rather read the contract properly at the start, build the real timeline from it, and get ahead of the parts that usually slip.
